This week in the data
This is the baseline issue of Zonyard's Cambridge redevelopment intelligence brief. Our initial analysis reveals a substantial development opportunity across the city: 789 underbuilt parcels collectively hold 60,936,076.3 square feet of unused Gross Floor Area (GFA). The total assessed value of all 12,938 parcels stands at $73,831,733,885, underscoring the significant economic weight of the Cambridge market.
Vacant and underbuilt parcels
Cambridge offers considerable potential for redevelopment, particularly in parcels where existing built floor area falls significantly below permitted limits. Our data identifies 789 such underbuilt properties citywide, presenting opportunities for developers, architects, and investors to bridge these Floor Area Ratio (FAR) gaps. The total unutilized GFA across Cambridge is an impressive 60,936,076.3 square feet, indicating vast room for density enhancements.
Several large, underbuilt parcels stand out across different zip codes due to their immense unused GFA. In 02138 (Harvard Square / West Cambridge), two adjacent parcels on Oxford Street offer extraordinary potential: `2 OXFORD ST` (zone `C-3`) has 3,746,068.4 square feet of unused GFA on a 1,268,902.8 sq ft lot, and `11-19 OXFORD ST` (zone `C-3`) offers 3,588,964.19 square feet of unused GFA on a 1,210,532.4 sq ft lot. Their combined assessed value exceeds $2.28 billion, making them prime targets for high-value projects. Another significant underbuilt parcel in this zip is `1341 MASSACHUSETTS AVE` (zone `C-3`), with 2,902,713.59 square feet of unused GFA.
Kendall Square (02142), despite its dense development, harbors substantial underbuilt opportunities. `60 VASSAR ST` (zone `C-3`) is a standout, featuring 5,489,179.19 square feet of unused GFA on an 1,848,686.4 sq ft lot, valued at $1,467,859,400. Even 'vacant' parcels such as `CHARLES RIVER PKWY` (zone `OS`) show 1,206,503.1 square feet of unused GFA. This highlights that even within highly developed districts, large institutional or open-space parcels often present significant future redevelopment potential.
Central Square / Mid-Cambridge (02139) also holds key underbuilt properties. `201 AMHERST ST` (zone `C-3`) shows the largest FAR gap in this zip, with 3,194,811.59 square feet of unused GFA on a 1,076,803.2 sq ft lot, with a total value of $419,913,600. Similarly, `595 MEMORIAL DR` (zone `C-3`) offers 363,769.6 square feet of unused GFA.
North Cambridge / Porter (02140) includes `250 FRESH POND PKWY` (zone `OS`), a 7,251,433.2 sq ft lot with 1,812,858.3 square feet of unused GFA. Another parcel at `691 HURON AVE` (zone `OS`) offers 833,725.5 square feet of unused GFA. These examples in `OS` (Open Space) zones suggest potential for rezoning or specific development types that align with existing master plans.
HBS Campus (02163) includes `48 MILL ST` (zone `C-3`), featuring 1,128,436.8 square feet of unused GFA on a 379,407.6 sq ft lot, valued at $387,283,300. `900 MEMORIAL DR` (zone `C-3`) adds another 747,489.2 square feet of unused GFA. East Cambridge / Wellington-Harrington (02141) has `118R INDUSTRIAL PARK WAY` (zone `IA`), with 316,621.5 square feet of unused GFA, and `903 CAMBRIDGE ST` (zone `C-2`) with 179,941.19 square feet of unused GFA. These industrial and commercial zones indicate a potential for transforming underutilized spaces into modern mixed-use or commercial developments.
Zip-code investment read
When considering where capital buys the most unused floor area, the data points to specific trends. Zip code 02138 (Harvard Square / West Cambridge) leads in total unused GFA, with 15,980,741 square feet across 119 underbuilt parcels. Its median existing FAR is 1.316, and the median land value per square foot is $249.19. This suggests significant potential for high-value, large-scale projects given its prestigious location and high median total value of $2,960,500.
Kendall Square (02142) has 13,157,843 square feet of unused GFA across only 35 underbuilt parcels, indicating fewer but much larger opportunities. Its median existing FAR is a low 0.558, and median land value is $473.67 per sq ft, the highest among all zips. This area is characterized by very large lot sizes (median 53,143.2 sq ft) and extremely high median total values ($64,363,300), suggesting that development here, while costly, could yield substantial returns, especially for institutional or corporate campuses.
Central Square / Mid-Cambridge (02139) offers 11,179,732 square feet of unused GFA across 276 underbuilt parcels. With a median land value of $269.31 per sq ft and a median existing FAR of 1.349, it presents a balanced risk-reward profile for mid-to-large-scale projects, benefiting from its central location and robust commercial zoning like `C-1` and `C`.
North Cambridge / Porter (02140) has 12,876,547 square feet of unused GFA spread across 182 parcels. However, its median land value per square foot is lower at $149.71, and its median existing FAR is 1.02, indicating that while there's significant GFA potential, the per-square-foot land economics may favor more cost-effective development, possibly residential or mixed-use within `B` (Business) zones.
The HBS Campus (02163) holds 5,806,016 square feet of unused GFA across 53 parcels, with a median land value of $330.54 per sq ft and a median existing FAR of 1.389. This zip has high median total values ($2,430,350), but the specialized nature of its ownership and zoning (`BB-HSQ`, `C-3`) might imply more complex development processes.
East Cambridge / Wellington-Harrington (02141) has the lowest total unused GFA among the key zips at 1,935,197 square feet across 124 parcels. With a median land value of $274.17 per sq ft and a higher median existing FAR of 1.561, it suggests that development opportunities here might be smaller in scale but could still be lucrative given the demand in this dynamic area, especially in zones like `C-1` and `BA`.
What to do next
1. Prioritize Large FAR Gaps: Focus initial screening on parcels in 02138 and 02142 with `unusedGfaSqFt` exceeding 1,000,000 square feet, as these represent the largest immediate development opportunities. For example, `2 OXFORD ST` and `60 VASSAR ST` are prime candidates due to their immense potential. 2. Analyze Zoning Overlay and Specific Plan Areas: Investigate the `C-3` and `OS` (Open Space) zoned parcels more deeply. While `C-3` zones generally permit higher density, `OS` zones (like `250 FRESH POND PKWY` in 02140) may require community engagement, rezoning, or PUD (Planned Unit Development) approaches to unlock their stated FAR potential. 3. Evaluate Land Value vs. Unused GFA: For investors, compare `medianLandValuePerSqFt` against `unusedGfaSqFt` per zip. Zips like 02140 offer lower land acquisition costs relative to their available unused GFA, potentially allowing for more speculative, long-term plays, while 02142, despite high land costs, provides massive, high-value opportunities suitable for well-capitalized developers.
